The plan for 1306 Frankford

Plenty of people have asked us about the liquor license placard that recently went up at 1306-1312 Frankford, right near Stephen Starr's Frankford Hall along the stretch that serves as the primary south-to-north conduit into Fishtown. In a broker-as-landlord move, the 8,000-square-foot former welding shop has been converted into a multi-unit commercial space by Alex Generalis and Theresa Stigale of MG Real Estate, whose holdings run deep into the River Wards. They're applying for the license with the plan of attracting multiple food/restaurant tenants set up shop in the building. But who?

Good question. Though it could host as many as four separate operations, the building is currently configured to have three — they're looking to fill two 1,500-square-foot spaces, each with 500-square-foot mezzanines, and one larger 3000-square-foot space (1,000-square-foot mezz for that). There's a large outdoor courtyard in the rear, as well. The liquor license would apply to the whole site, meaning it could accommodate a bakery, a Foodery-esque deli/green grocer with takeout beer and a restaurant with a bar ... or maybe a restaurant with laidback accessory live entertainment, a la Tin Angel. Or how about a pizzeria with craft beer? "That's what we think the neighborhood would support," says Generalis.

The developer says he's interviewed dozens of candidates so far, but nothing's stuck just yet; as owner of the space he can be particular and take his time. He says he's been chatting with Michael Pasquarello of Prohibition Taproom and Café Lift, two people with existing operations in Brooklyn and a third party who wants to open a soccer bar. No ink on paper yet but we'll certainly update here when a deal's locked up.
